Job Description:

With preliminary direction from a licensed architect, analyze client needs and utilize independent thinking to develop approaches in and/or manage all phases of architectural design for small to large scale projects and various building type, including corporate/ commercial, industrial, research and development, laboratory, historic building, new construction, renovation, tenant improvement, parking garages, demolition/site preparation, from schematic design and design development through construction documentation and construction administration, including modification to existing structural systems, space planning, custom detailing; provide research, planning, and design solutions, applying knowledge of design, construction procedures, ADA, zoning and building codes compliance, barrier free compliance, building materials, and the integration of sustainable concepts into projects; coordinate with and represent the firm to obtain approvals from clients and state and local agencies having jurisdiction over projects; prepare sketches, render drawings, working drawings, architectural detail specifications for conceptual design presentations and presentation packages using 2D/3D CAD and building information modeling (BIM) software, including Revit, AutoCAD, Sketchup, Enscape, Photoshop, Illustrator, and InDesign, Bluebeam Studio, building models, and freehand sketching including pencil, ink, markets; prepare sketches, drawings for design competition or project bid/ proposal, and marketing; analyze sketches, photographs, notes, and site survey of existing conditions and other input material to determine best approaches for completion of drawing to solve technical issues of design in relation to sites and buildings, building structure, HVAC system, fire protection and materials for intricate detailing; perform site survey of existing conditions and as built measurements, and site analysis; implement space planning and programming and custom detailing; recommend materials to be used and assist in estimating quantities required; translate clients’ functional and spatial requirements for structures into feasible design solutions, incorporating LEED sustainable design principles and preparing LEED documentation; prepare LEED building commission reports as requested by clients for project; coordinate with civil, mechanical, electrical, plumbing, fire protection (MEP/FP), lighting, landscape, code, traffic, parking, zoning, signage, acoustic, waste management, curtain wall, façade maintenance, special systems, vertical transportation, and structural consultants to incorporate engineering systems into unified design for client and agency review and approval; perform necessary modifications of drawings and specifications as construction projects progress and changes in dimensions, materials, and other aspects of design arise from client, agency or public input; apply architectural principles to review all related shop drawings, submittals, samples and mock ups; evaluate general contractor bids and project budgets and coordinate construction budgets with clients and contractors to respond to requests for information (RFI’s) and review and respond to contractor change orders, including conformance with budgets and payments; prepare project documents in MS Project, Word, Excel, and PowerPoint; manage project data and transmission and all electronic communications utilizing CA Database, Newforma, or other approved software; maintain log of RFI’s and Submittal; assist establishing task schedule and manpower requirements consistent with the project agreement; assist in identifying and quantifying tasks outside the scope of the agreement for negotiation of additional services; conduct site visits and progress meetings, prepare field observation reports, final inspections, project closeout, including punch lists, and record drawings; review and prepare certificated of substantial completion, occupancy, and final completion; conduct post-occupancy review of clients’ use of space and site.

Job Requirements:

Bachelor of Architecture (5 year) or foreign equivalent plus 2 years of experience to include assisting with predesign and all phases of architectural design for small to large scale projects and various building type, including corporate/ commercial, industrial, research and development, laboratory, historic building, new construction, renovation, tenant improvement, parking garages, demolition/site preparation, from schematic design and design development through construction documentation and construction administration, including modification to existing structural systems, space planning, custom detailing; researching zoning and building codes, building and finish materials; collecting data, and writing reports and presentations to incorporate research and date into architectural design; coordinating with and representing the firm to obtain approvals from clients and state and local agencies having jurisdiction over projects; performing sketches, rendering drawings, working drawings, architectural detail specifications for conceptual design presentations and presentation packages using Revit, AutoCAD, Sketchup, Enscape, Photoshop, Illustrator, and InDesign, Bluebeam Studio, and freehand sketching including pencil, ink, markers; assisting in preparing sketches, drawings for design competition or project bid/ proposal, and marketing; translating clients’ functional and spatial requirement for structures into feasible design solutions, incorporating structural engineering principles and building systems into architectural designs; analyzing sketches, photographs, notes, and site survey of existing conditions and other input material to determine best approaches for completion of drawing to solve technical issues of design in relation to sites, building structure, HVAC system, fire protection and materials for intricate detailing; performing site survey of existing conditions and as built measurements, and site analysis; performing space planning; incorporating custom detailing into design; preparing space plans to program a facility based on an analysis of client space needs; assisting in materials selection; translating clients’ functional and spatial requirements for structures into feasible design solutions; assisting in ‘Furniture, Fixtures and Equipment Schedule,’ including developing and detailing fixture packages and finish selection; coordinating with civil, mechanical, electrical, plumbing, fire protection (MEP/FP), lighting, landscape, code, traffic, parking, zoning, signage, acoustic, and structural consultants to incorporate engineering systems into unified design for client and agency review and approval; developing and producing construction documentation, including documenting architectural plans, elevations, and details; coordinating project data and transmission and all electronic communications using Newforma; maintaining log of RFI’s and Submittal; assisting in reviewing all related shop drawings, submittals, samples and mock ups; coordinating with clients, contractors, and consultants to respond to requests for information (RFI’s); conducting site visits and progress meetings; preparing field observation reports, final inspections, punch lists.
