Our client approached us after purchasing 180 Howard Street in San Francisco, envisioning a repositioned office space that would appeal to a broader range of tenants. With experience in the building, we understood its building systems’ nuances and developed a design strategy that blended creativity with cost-effective solutions.
The project centered on two neighboring suites, each crafted with a distinct identity: one embodying a sleek, tech-driven aesthetic and the other embracing a more professional, traditional office style. While each suite maintained its unique character, the goal was to ensure a seamless visual and functional connection between them. This approach allowed the suites to function independently while offering the flexibility to be combined into a larger, cohesive workspace.



A key challenge was integrating the building’s perimeter structural braces and low windows while creating openness and height. Existing elements were selectively retained and reimagined, preserving ceiling grids, repurposing doors with fresh finishes and hardware, and strategically using cloud and open ceilings to create variation in height and volume.
The added warm materials palette and furniture selections, seamlessly combined with discovered value within the existing space, result in a pair of thoughtfully designed spec suites that elevate 180 Howard’s marketability. The refined yet adaptable interiors provide move-in-ready solutions for prospective tenants, enhancing the building’s appeal and long-term value. By balancing differentiation with cohesion, we helped position the property as a dynamic, sought-after office destination in San Francisco.
