Our client Menlo Equities called on RMW to maximize the acquisition of the 888 Ross development, a project with full entitlements in place. The challenge was to adapt the development to meet current market demands while preserving the approved density and parking as outlined in the Environmental Impact Report (EIR). The solution, known as the ‘Nexus,’ is to design an innovative hub suited for technology, lab and R&D campus. The design reimagined the master plan for the 420,000 SF development across two buildings from five to four stories, and repositioning them to nestle within a shared, landscaped courtyard amenity. The new building designs cater to market demands by offering larger 50k SF floor plates, increased floor-to-floor heights, and an open office environment with ample natural light. Additionally, an ancillary six-story parking structure supports the development, providing increased outdoor space and enhancing the project’s marketability.
