Located in San Francisco’s SoMa district, 828 Brannan blends industrial heritage with hybrid mass timber innovation to deliver a highly adaptable commercial space poised for diverse tenant uses. The 22,380-square-foot, two-story core and shell project features blackened steel framing and warm mass timber decking, referencing the city’s historic fabric while offering a modern expression of materiality and craft. High floor-to-floor heights create expansive interiors suited for light manufacturing, R&D, or technology-driven tenants.

The building’s hybrid structure is its defining feature—juxtaposing exposed steel with cross laminated timber (CLT) ceilings to creating spaces that are both grounded and forward-looking. The building massing opens onto adjacent Langton Street, introducing daylight and permeability to the tight infill site. Although the project is not located at a major intersection, the building is designed to have a corner presence.

Sustainability is embedded at multiple levels. A green roof doubles as an open-air terrace and stormwater treatment system. Light-reflective roof finishes reduce heat island effect, while rainwater is captured in a cistern for treated release. The rooftop terrace is amenitized with outdoor seating, tables, a barbecue, and skyline views—encouraging outdoor gathering and connection.

Inside, a sculptural stair with crisscross lighting promotes wellness and circulation. Roll-up doors on the ground floor offer flexibility for production, distribution, and research tenants—from EV labs to autonomous tech startups. Bike storage, showers, and lockers support active, low-carbon commuting.

828 Brannan redefines the industrial workplace—merging flexibility, sustainability, and material character to meet the evolving needs of San Francisco’s innovation economy.
