The speculative Life Science project for Beacon Capital Partners and Menlo Equities encompasses both lab and office space throughout a 240,000 sf building situated upon an unconventional, flag-shaped site. The parcel offered exceptional visibility and access from Highway-101 and was designated as a “gateway site” for its adjacency to Holly Street, the primary arterial thoroughfare leading into the City of San Carlos. However, there were significant design challenges to solve for since the site was tucked behind a fast-food restaurant and flanked by a freeway offramp. The solution was to elevate the four levels of lab and office environments above two lower levels of parking and two subterranean parking levels, resulting in premier building interiors with elevated views above the aforementioned eyesores.
